How the estimate is built

Your payment has four parts: principal and interest on the financed loan amount, the USDA annual fee, property taxes, and homeowners insurance. Because USDA lets you finance the 1% upfront fee, the loan itself is slightly larger than the price, which nudges the principal-and-interest figure up a little. The annual fee is calculated at 0.35% of the balance and spread across twelve payments. Taxes and insurance are estimates until we pull the real figures for the specific property and county.

Common questions

Does the USDA payment include mortgage insurance?

USDA loans have no PMI. Instead the estimate includes the 0.35% annual guarantee fee, which is USDA's equivalent and is lower than FHA's mortgage insurance. The one-time 1% upfront fee is financed into the loan rather than paid monthly.

Is the upfront guarantee fee paid at closing?

It can be, but most buyers finance it. This calculator adds the 1% upfront fee to the loan amount, so you pay it over the life of the loan instead of in cash at closing. That keeps a $0-down purchase truly $0 down.
